Why are you moving?
We are retired Canadians and we absolutely love Belize, this house, land and the central area of Belize with the mountains, rivers, scenery and convenience. We have enjoyed living in this wonderful house and are only moving because we wish to have livestock and need more acreage. Our plan is to duplicate exactly what we have here - just 6 miles away!
What is the Water System?
Water is catchment. Two large containers that hold 20,000 Litres of filtered, UV Light Treated Water.
Water is soft and tastes good.
What is the Septic?
The septic is installed by Gary who is a licenced Septic Installer from Canada.
It features and oversized tank that needs to be cleaned every 10-12 years.
What is exact Square Footage?
The house is 1,200 square feet which includes then deck which is really a large living room.
Under the house another 800 square feet
bedroom sizes 9' x 14' and 13' x 10'
Bonus (potential bedroom) downstairs 9' x 11'
pool change room with plumbing for toilet and sink 9' x 11'
laundry / outdoor kitchen 12' x 20'
What are the monthly costs?
(note value of Belize Currency twice the value of US Funds - cut it in half for the US value)
Monthly Electrical: $300-$350BZ
Home Insurance is $1,300BZ per year
Car insurance $500BZ per year
Property Taxes is $200BZ per year
Internet is $175 per month for Wifi and 2 Smart Phones
Monthly Grass Cutting (all 4 acres) $150BZ
What is included?
We are including stainless steel fridge and stove. Fridge has filtered water and ice cubes.
We have good contacts for local furniture such as dressers and beds - you can have these items made custom locally with gorgeous hardwood - for very little in Belize.
Are there Fruit Trees on the Property?
Yes the property has a small orchard with orange, tangerine, soursop, limes, lemons, avacado and coconut trees.
What is full size of the property?
The entire property is 15.2 Acres and 4 Acress are cleared. Many hardwood and fancy palms are planted on the property. The remaining 11.2 uncleared is still raw jungle.
There is also a road adjacent to the property so the potential to build or sever lots there.
Is the property fenced?
The property is gated and 3/4 fenced - the area not fence is between neighbour and there is a large jungle buffer.
How close is nearest store?
The Westar is 1 mile from the property. It offers hardware, groceries, gas, western union and a restaurant.
They also have equipment rentals.
Is the neighbourhood safe?
This is a very safe neighbourhood and Belmopan is known to have low crime as it is a government city. The street is very friendly with many expats as well as locals. We have had no issues.
There is a good community Roaring Creek Whatsapp group that alerts to any suspicious behavior, issues
or happenings.
Is the Pool Chlorone or Salt?
The pool is chlorine.
Is the property suitable for livestock?
Absolutely. Horses, sheep, pigs, goats and chickens could be kept here.
The deck is not screened.
Aren't there a lot of bugs?
Remarkably, no. You might get a few mosquitoes right at dusk for about 30 minutes otherwise
no bugs, at all day or night.
Are there many bird species?
Oh Yes. With bird rescue across the street doing regular releases, there are many exotic birds. Parrots, paraqueets and Toucans are seen daily. There are also Chachalacas and many songbirds.
Bird watching on the deck in the morning is very good!
